What is “List for a Loonie?”

List for a Loonie is just what it says, nothing more and nothing less. Right Move Realty will list your property For Sale for a Loonie, that’s $1.00 Canadian. This is all we will charge you for the sale of your property, yet we will continue to provide all the services you should expect from a Full Service Real Estate Brokerage which is detailed in the following paragraphs.

We have included some examples that illustrate the simplicity of this commission plan and demonstrate the extraordinary savings that will be passed on to the Sellers.

In the vast majority of Real Estate transactions there are two sides, a Selling side and a Buying side, usually represented by the Sellers Listing Agent and the Buyer’s Buying Agent. Under our List for a Loonie plan we will represent the Sellers in the sale of their property for $1.00 plus all applicable taxes. As Sellers you will still be liable to pay the Buying portion of the Commission which under our Agreement will be no more than 2.50% plus all applicable taxes.

All of the paperwork will reflect the fees charged with no hidden catches.

Right Move Realty is and will continue to be, a full service Real Estate Brokerage and we are full members of the Barrie and District Association of Realtors with full entitlement to list homes on the MLS and alike, the same as most of the other Real Estate Brokerages you may know.

What is Full Service?

Full service refers to the level of service that you should expect to receive from your Real Estate Brokerage in return for a fee, often as high as 5.00% plus taxes of the final purchase price. We have outlined below the type of services you will receive from Right Move Realty prior to and upon commencement of the Listing Agreement;

  • We will visit your property and provide a Free no obligation Market Valuation to ensure that your home is priced according to the most current market data available to us. This will ensue that it has the best chance of selling in the shortest time and most important of all, for the best price given the current housing climate. We will provide you with a written Comparative Market Analysis to substantiate the value and will be yours to retain.
  • We will make recommendations as to how best to prepare your property for sale
  • We will measure the size of the property and rooms.
  • We will take photographs to be placed on the MLS as well as other websites and data bases.
  • We ensure accuracy of the listing and enter into a Listing Agreement with the Sellers.
  • We will place the property For Sale on the local Real Estate board computer system as well as Realtor .ca formally MLS and our own Right Move Realty web site.
  • We will place a sign on the lawn if required by the Seller and provide a secure lock box in preparation for showings.
  • We will co-ordinate all showings of the property with you and confirm appointments.
  • We will provide valuable feedback to you the Seller.
  • We will market the property.
  • We will host Open Houses if required by the Seller.
  • We will handle and negotiate all offers and ensure that the sale of the property goes through as smooth as possible from start to finish.
  • We will ensure timely delivery of all documentation to any Lawyers or financiers either by fax or electronically.
  • We will do all of this for a loonie!, yes one Canadian Dollar instead of 2.50% of the Selling price which saves you thousands of Dollars as a Seller and encourages buyers to view the property knowing that they will not be paying extra to cover the Realtor fees associated with the traditional sale of the property which are often as high as 5.0% of the final purchase price.

How can we do this?

As stated earlier we are an Independent Real Estate brokerage not governed by franchise fees and other monthly costs which means we can pass on these savings directly to the Sellers.

  • We work from a small office with low fixed over heads
  • We believe that the Seller should have a choice of Innovative ways to sell their home as well as a range of costs associated with these options.
  • We ask that you use our services to purchase your next home. Here we are able to represent you to negotiate the purchase and try to get the home at the best possible price. Whilst representing you in this transaction, we receive payment from the Sellers, much the same as you may be obligated to pay a co-operating brokerage should they bring the buyer to us to purchase your home. The industry standard for our area is currently 2.50% plus applicable taxes of the final purchase price, but no matter what the fee, this is where we will collect our fees, not from our sellers, to whom we are passing on substantial savings.

What are the catches….it sounds too good to be true?

True, there is a saying that “if things seem too good to be true then they often are..” and we acknowledge that this may be the case, but there really is no hidden catches here. We will fully explain the details at the Listing Appointment and answer all of your questions….it’s really simple and as Sellers you stand to retain thousands of Dollars that would otherwise be paid in Real Estate Commissions

What if we want to cancel our Listing Agreement at any time?

We understand that there may be a host of reasons why people need to stay put from personal reasons to business or simply a change of mind. We will always, without fail release our Sellers from any obligations at all without question or penalty.

What will I really be billed for upon closing?

You will only be billed for 2.50% plus $1.00 Right Move Realty fee plus all applicable taxes of the final purchase price of your property…no more. All billing is sent to your lawyer who closes the deal, so you can rest assured that we will not receive any more than is contracted!

Why would a Real Estate company offer such an incredible commission plan?

We have without doubt been the beneficiary of high commissions in the past, but having originated from the United Kingdom, we are used to more reasonable fees associated with the purchase and sale of real estate and as such believe that the Real Estate market is ready for this kind of product in Barrie and the surrounding areas.

Does it Matter what the List Price of my property may be to take advantage of the offer?

At Right Move Realty we have years of experience in selling all types of property at all prices. We have sold homes in the $100,000’s all the way up to $1,000,000 plus. Our beliefs hold the same, no matter what the list price of the home…we believe in getting the best possible price for the Seller and will do our best to achieve this for you……….all for One Dollar. No matter what type of property, Residential, Commercial, Condominium or Investment, rural or urban, this innovative Selling plan is available across the spectrum of real estate.

How long does it take to get my home listed?

We will endeavour to work with you as quickly as possible to get your property on the market. It will usually be within 24 hours of the listing agreement having been signed before we have everything posted on the Barrie Real Estate Board system and our web site as we will ensure accuracy of many factors prior to uploading the details and pictures. The details will then be automatically uploaded to the MLS or Realtor.ca. In the meantime we will order the installation of the sign and supply a secure lock box and start to prepare to market your home.

How many photographs will you take?

We, like all members, are restricted to seven photographs for details on Realtor.ca and our local system, but we are able to upload as many as we need to on to our web site. We will discuss this with you at the time we take the pictures so that we are sure to capture anything unique about the property or show anything that you the Seller feel is of particular interest.
